Hill Top Resort 2024 Campground Rental Policies, Terms and Conditions
Hill Top Resort is an adult oriented Campground & Outdoor Event Centre.
Children younger than 13 years old must be accompanied by an adult while at the beach and throughout the campground and event areas.
Under no circumstances will Hill Top Resort, its security, and staff, be liable for injury to persons, including residents and their guests, invitees, or licensees, or of any loss or property damage due to fire, theft, accident, or Act of God. Residents must determine to what extent of insurance is required to protect themselves and their guests against such loss. If the residents RV are not insured through MPI then the resident must ensure the RV, including any other structures on site, with private insurance and must show proof of insurance when requested by Management.
Seasonal Camping Membership Agreement
The seasonal membership agreement allows residency from April 27th (weather permitting) to October 15th, 2024 (weather permitting). The Seasonal Agreement is renewable every year. GST, Municipal or similar taxes will be calculated separately and added to the seasonal rate.
All camp sites require the Deposit to be paid in full in order to hold your spot for next year.
a. For Serviced Seasonal Sites; to reserve a serviced campsite a deposit of $1000 is required, with the balance due by May 1st, 2024.
b. For Non-Serviced Seasonal Sites, a deposit of $300 is required with the balance due by May 1st, 2024.
Failure by the resident to pay rent on time or observe Hill Top Resort Terms & Conditions may result in cancellation of the contract at the discretion of Management. Residents who receive a notice of cancellation of their contract must remove their property from the campground within 5 days from the date the email is sent to resident. Any property not removed from the campsite may be removed and disposed of by Management of Hill Top Resort at their discretion.
The seasonal rate may be paid by cash, cheque, debit card, e-transfer, Visa or Master Card (credit cards are subject to a 3% service fee).
If a site is 30 days in arrears Hill Top Resort reserves the right to remove the RV and all other belongings from the occupied site and make the site available to another seasonal camper. Management will invoice the vacated resident for the removal of the RV and all belongings.
Failure on the part of the Resident to pay the seasonal rate as specified under this agreement shall entitle management to seize all merchandise and materials on the site, to retain same as security for any unpaid seasonal rate amount owing here under. Upon the expiration of thirty days of such seizure, the management shall have the right to dispose of same without notice to the resident in such a manner as the management, in its absolute discretion, deems appropriate, whether by public or private sale and thereafter the management shall be absolutely entitled to the payment of all legal costs on a solicitor client.
Each Seasonal Agreement term is a separate transaction. The Resident or management may choose not to renew the Seasonal Agreement for the following year and if not renewed the site must be completely vacated by October 15 of the current camping year.
There will be no refunds for early departures or evictions.
Selling Seasonal Agreement and Site Contents
The selling of a seasonal agreement and contents on site, such as RV, guest house, deck, shed, etc. is a courtesy offered to the resident by management.
The opportunity to sell the seasonal agreement and contents on the site is offered as a privilege and is not a right or condition of agreement. In all transactions, new residents must first be approved by management.
Prior to any ongoings with the site, management needs to approve that the site can be sold.
Selling price must be set at fair market value and must be approved by management. Residents who make a sale prior to Management’s consent risk having sale revoked.
No advertising on any social media with addresses in the advertisement or location.
Management will not approve a sale of the seasonal agreement and site contents if the Resident has received a notice of eviction or a notice of termination, any outstanding fees, including site, applicable taxes, fees or outstanding balance on account.
Seller must pay $100.00 paperwork fee to Hill Top Resort and pay for a full final septic pump out.
Before you can post or sell anything there must be an agreement between Management and resident on paper.
RV, guest houses, decks, sheds, etc. of inadequate appearance or excessive age that are not sold should not remain in the resort.
Power & Water
Power will be available from May 15th, (weather permitting) to October 15th, (weather permitting), 2024.
It is the resident’s responsibility to ensure that all perishable items have been removed prior to October 15th.
When leaving the resort for an extended amount of time ensure air conditioning or heaters are turned off.
Management reserves the right to unplug a trailer if air conditioning or heat is left on for extended periods – without notification.
General Conditions
Each site is a minimum 2400 square feet. One registered travel trailer or motorhome is permitted per site. Each unit must be registered and have the Hill Top Resort 2024 decal.
Sites must be kept neat, uncluttered and the grounds maintained.
The campsite is not to be used for commercial purposes.
Everyone entering the campground area must have the current HTR camping wristband or HTR issued seasonal photo ID.
Seasonal Members are required to obtain their own insurance liability coverage while staying at Hill Top.
Seasonal renewal applications for 2024 are due by October 1st, 2023. If not renewed, the camp site must be cleared by the end of day October 15th, 2023.
Abandonment
In the event that the Member abandons a Trailer or RV for a period of sixty (60) or more days, without the prior agreement of Hill Top Resort, then Hill Top Resort may remove and dispose the Trailer or RV.
Septic Service
Each RV or trailer must have an approved self-sufficient toilet system. The camping site must be set up to the satisfaction of the Hill Top Resort campground manager.
Septic tank pump outs are $60. They can be ordered online or at the gate office – Orders must be in by Tuesday for service on Thursday. When paid your site number is transferred to the service order.
The resident is responsible for having the sept tank emptied at the end of the season. Any damage or modification to the septic tank is the responsibility of the resident to repair.
Guests & Visitors
Every visitor needs to check in at the office before proceeding into the campground.
Visitor fees to enter Hill Top Resort are applicable to additional adult family members and friends. Fees for non-event dates are $10 per adult when pre ordered online or at the gate office.
On event dates all non-seasonal guests are required to purchase event tickets to enter Hill Top Resort grounds.
Seasonal Members are responsible for the actions of their guests.
The resident agrees to comply with the Terms & Conditions of Hill Top Resort including all visitors to the site. These Terms & Conditions can be amended from season to season.
The resident agrees to be held liable for any property damage or loss to Hill Top Resort incurred by the resident or visitors to their site or any part of the resort.
Alcohol & Cannabis
Alcohol and Cannabis. Your Hill Top campsite is your temporary residence. In Manitoba you are allowed to consume alcohol and cannabis at your residence.
Manitoba Provincial legislation regarding underage drinking of alcoholic beverages applies within the park boundary and is, therefore, not permitted.
NO DRIVING AT ALL WHEN YOU HAVE CONSUMED ALCOHOL or CANNABIS!
NO GLASS beverage containers are allowed anywhere at HTR.
Sound & Respect for Neighbours
Sound needs to be kept within your area, not blasted throughout the campground.
NORTH SIDE Quiet time is from 12:00 am to 8:00am. No off-road driving or amplified music in this area during these hours. Respect your neighbors.
Full Campground Quiet time is from 2:00am to 8:00 am No off-road driving or amplified music in all areas during these hours. Respect your neighbors.
Festivals & Events
For entry into 2023 Festival 59 Entertainment sponsored events Registered Seasonal Members will be issued event wristbands.
No outside liquor, food or beverages are allowed in the concert bowl.
Some event promoters that will be renting the Hill Top Resort venue will require seasonal members to purchase admission tickets in order to attend their events.
Each seasonal campsite site includes two adult membership passes to enter HTR camping area and all Festival 59 Entertainment sponsored events.
Garbage & Recycling
All household garbage must be taken to the garbage bin before dusk daily.
All recycling must be taken off site.
No dumping of furniture, appliances or construction material is allowed. You bring it – you take it away. There is a $100 charge to leave any item on site. There are 24 hour surveillance cameras in place.
Fireworks & Fire Hazards
Fireworks are not permitted in any of the campgrounds.
Manitoba conservation now requires a permit be taken out for any fireworks displays at HTR. These permits are free. You can schedule a time to set off fireworks in the concert bowl. Lots of space and great sight lines. Let everyone know on the HTR Facebook group page so they can prepare their pets and enjoy them too. Permit must be prearranged and favorable weather conditions.
HTR follows Manitoba Conservation conditions set for open fires.
Firewood is available at the gate office. No outside firewood is to be brought onto the HTR grounds. Trimming or cutting of any brush, trees or the collection of wood on the property is not permitted.
Campfires must be attended by an adult at all times and be thoroughly extinguished by wetting or covering, upon completion of use.
ATV & Vehicle Traffic
ALL Vehicle traffic stops at 2am and can resume at 8am except for Hill Top staff & security vehicles. If you need to drive to leave the campground between 2am and 8am you must travel at slow speed directly to the gate.
Driving an ATV or any vehicle including golf carts while intoxicated is strictly prohibited.
All Off-road Riders must wear personal protective equipment.
Parents are responsible for their children’s safety. Lack of proper PPE or proper parental supervision for children will result in the removal of the child’s privilege to ride anywhere at HTR.
The privilege of off-road riding at HTR will be removed from those that disrespect the Hill Top property and safety of others.
All riding on Hill Top Resort is solely at your own risk – Hill Top Resort has no liability to any accident on the property. Ride at your own risk.
ATV’s and other off-road vehicles are permitted on the resort roadways and must adhere to the resorts posted speed limits.
Damage caused to Hill Top Resort property or another resident’s site, the registered site owner of the ATV or off-road vehicle will be responsible for payment of the damage.
All ATV’s and other off-road vehicles must always have the proper insurance – paperwork must be at the office in the site holder’s file.
Any driver on an ATV must have signed a waiver at the office before riding in the resort. Parents need to attend the office with children for the waivers and specific instruction before letting then ride any machine on the resort.
Dangerous drivers and frequent violators of the resort speed limit will be fined and/or asked to leave the resort.
Dogs
Dogs must be leashed or kept in an enclosure at all times. Owners are responsible for the safety of their pet while at Hill Top Resort. Owners must clean up the poop and dispose of properly.
Dogs are NOT allowed on the beach as per Manitoba Health regulations.
IMPORTANT NOTICE - some upcoming events will not be allowing dogs in the concert or event areas.
